  • Venta Tradicional en el Mercado

    La major manera de vender una propiedad al maximo precio, donde la propiedad tiene por lo menos un 10% o mas de pluscvalia, es listando la propiedad con un agente de bienes raices (Realtor).

    Un agente o realtor, puede ofrecer su casa por medio del MLS (Multiple Listing Service) donde el 90% de la gente va a buscar casas cuando quieren comprar. Los agentes tambien ofrecen experiencia para ponerle precio a su casa y/o hacer la mercadotecnia para poderla vender.

    Claro que algunos agentes son mejores que otros, y es muy importante escoger el agente correcto. Contratar un agente de bienes raices es como comprar una poliza de Seguro. Cuando las cosas salen mal (que desgraciadamente es comun) tener el agente correcto puede ahorrarle miles o decenas de miles de dolares.

    Ejemplo de un Listato Tradicional

    – Apreciacion actual de la propiedad: $200,000

    – Monto del prestamo: $170,000

    – Precio de venta: $192,000

    – Costos de venta: ~19,000 (ganancia = 192K – $19K – $170K = $3K)

    En este ejemplo, el vendedor contrato un agente de bienes raices, el realtor puso la propiedad en el MLS mercadeo la propiedad a los posibles compradores (quienes encontraron la propiedad con ayuda de aun realtor buscando en el MLS). Varios compradores vieron la propiedadhasta que uno hizo una oferta que resulto como la compra en un 96% del valor de mercado (casi precio de lista). El proceso tomo un tiempo considerable, esfuerzo, negociacion, etc. pero resulto en la venta al precio mas cerca del precio de mercado.

    Ventajas y Desventajas de listar su Casa en el Mercado

    La ventaja de vender una propiedad atraves del mercado por medio de un listado tradicional o MLS, es que se vendera por por el precio mas cercano a su valor.

    La desventaja de vender una propiedad por medio de un listado tradicional en el mercado, es que puede tomar largo tiempo. En algunos mercados hay inventarios de casas de hasta 12 meses (esto es lo que tomaria vender una casa en un mercado asi). Tambien, el vendedor esta obligado a tener la propiedad en casi perfecto estado y mantenerlo asi por los meses que tome vender la propiedad, mientras el desfile de compradores visitan la propiedad. Ademas, si la propiedad requiere de reparaciones, estas deberan hacerse antes de la venta, pues de lo contrario, los bancos no fondearan la transaccion para comprar si esta en condisiones, menos que perfectas.

    Preguntas Comunies sobre Venta de Casas en listados Tradicionales

    Pregunta: Puede un realtor o agente de bienes raices ayudar con metodos no tradicionales de venta? (como las listadas en este sitio)?

    Respuesta: Ciertamente que no. Los Realtors son expertos en “venta de casas retail”, mientras que inversionistas son expertos, “mayoristas de bienes y raices”. It is sort of like comparing the girl that sells sweaters at Old Navy to the buyer that negotiates to import the sweaters from China. They are both in the clothing business, but they have extremely different jobs, skills, strategies, etc.

    That being said, Dallas VIP Realty does work with a very small select group of specially trained Realtors that can help with traditional and non-traditional strategies alike.     Questions: Why is there such a big difference in the quality of Realtors from one to the next?

    Answer: Unfortunately, although Realtors are required to receive specialized training and licensing, the skill level from one Realtor to the next will usually vary wildly. And, most “civilian” sellers will have no ability to clearly differentiate them by skill level.

    Another “challenge” that sellers may have when working with Realtors is that Realtors are trained, and…frankly rewarded… to tell sellers what they want to hear and not necessarily what they need to hear. In other words the Realtor that, for example, tells a seller that their property is worth the most (and will sell the fastest) will more likely be hired to sell the property…regardless of what it’s truly worth.

    Finally, most realtors are trained on a specific way of doing things and don’t think outside of the box when the seller or buyer is faced with a difficult situation. For example, most realtors think that the only option for a seller with little, no, or negative equity is a short sale or worse a foreclosure. And most realtors think that most buyers with a below average or non-existent credit score can’t buy houses. They are tied to the traditional model of get a listing with equity and sell the home to a buyer who gets a traditional loan. Unfortunately, that’s not the world we live in today. Many realtors have not yet caught on to that yet.
